A 120 sqm apartment in an 18th-century palazzo, recently renovated by Ikonica architettura, a studio that has woven the building’s historic character together with contemporary design. The floors are Venetian terrazzo with white Verona marble, while the original 18th-century floor has been preserved in the bedroom. The Carrara marble kitchen with its metal frame and the black marble bathroom with white Vogue tiles are clear expressions of this approach — tradition and modernity in direct conversation. The centrepiece is the 35 sqm terrace with a view over the church of Santi Giovanni e Paolo: a private outdoor space where Venice can be experienced at its own pace.

The 120 sqm apartment is on a single level on the first floor (no lift) and includes two spacious bedrooms, a large open-plan living area that opens onto the terrace, a proper kitchen and a full bathroom. The layout comfortably accommodates up to 4 people, with the option to add a cot. The living area is well-lit, with windows looking onto the internal gardens and the terrace. The 4-metre ceilings with original exposed beams from the historic palazzo give the rooms a sense of volume and character.
The kitchen, custom-designed in Carrara marble with a metal frame, is fully equipped for serious cooking. The bathroom has an elegant contrast between black marble and white Vogue tiles, with both a bathtub and a shower. Venetian terrazzo floors run throughout the apartment, while the original 18th-century floor has been kept in the main bedroom. The large 35 sqm terrace, accessible from the living room, has outdoor furniture and an al fresco dining area — a natural extension of the living space.

Check-in is fully self-managed and available 24/7. You’ll receive personal access codes by email for both the building and the apartment. No need to meet anyone: you can arrive whenever you like between 13:00 and 23:30 and let yourself in using the codes provided.
As with all of Venice, the apartment is not reachable by car. We recommend parking at Piazzale Roma (Parcheggio Comunale, Autorimessa Comunale or Garage San Marco) or at Tronchetto, and from there taking the vaporetto line 5.1 to the Ospedale stop (5 minutes on foot from the apartment), or a water taxi.
